Menwinnion Country House is a ‘Good’ CQC-rated residential care home that is registered for up to 40 residents aged over 65, and specialises in dementia, mental health conditions and physical disabilities. It occupies an attractive 39-bedroom period property, originally built in the early 1900s as a family residence, which has operated as a care home since the 1980s. It sits across four acres of gardens, grounds, and woodland, and overlooks the picturesque Lamorna Valley. The home benefits from a secluded rural location on Lamorna Cove near the village of St Buryan, just a short distance from Penzance and the Cornish coast.  

Brothers Jason and David McInulty of Ablecare have owned the business since 2015. During that time, they have undertaken a substantial programme of refurbishment and improvement, creating a high-quality care home positioned at the premium end of the market.

The pair recently decided to sell to scale down their operations and begin planning for their long-term retirement after working for well over a decade in the sector. The company is developing a portfolio of three high-quality care homes in Cornwall, which it intends to retain for the foreseeable future.

Following a confidential sales process handled by Simon Harvey at Christie & Co and funding sourced through Jimmy Johns at Christie Finance, Menwinnion Country House has been acquired by Tom Bursnall, an experienced care home operator in Wales who also has family connections in Cornwall. This marks the acquisition of Tom’s third care home in South Wales.

Tom Bursnall, the new owner of Menwinnion Country House, comments, “I was immediately drawn to Menwinnion by the warmth and dedication of the team, the evident quality of care, and the remarkable tranquillity of the home, set within beautiful woodland and countryside. Over the coming months and years, we plan to invest further in the home through thoughtful refurbishments and new initiatives for residents, including a resident-led allotment, while preserving the character and atmosphere that makes Menwinnion so special.”

The strong interest was shown in the home, enabling the seller to choose their preferred buyer, and this, along with support from our sister company, Christie Finance, in securing the funding, meant that this was not only one of the speediest transactions of this year but also of the past few years. 

“The market remains extremely active, with strong demand being shown for almost every opportunity that we are marketing and, in most instances, irrespective of size, style or location. We wish both buyer and seller well with their plans.”

Menwinnion Country House was sold for an undisclosed price.
