The UK Dental Finance Landscape 2026 (Commercial Mortgages)
The UK dental sector remains an attractive lending market for banks and specialist healthcare funders, supported by resilient patient demand, recurring income and strong cash generation.

Buyer appetite has strengthened as debt affordability has improved, with lenders continuing to support acquisitions, refinances, and expansion funding for well-performing private and mixed-income practices.
Consolidation remains a key driver of financing activity, as corporate groups, multi-site operators and first-time buyers compete for quality practices with clear earnings visibility and debt service capacity. This continues to support transaction volumes and valuation resilience, although lenders remain disciplined on normalised EBITDA, income mix, location, Associate costs, and management information quality.
Workforce availability remains a key underwriting risk. Shortages of dentists and hygienists can constrain revenue and increase wage pressure, particularly in NHS-heavy practices. Lenders are therefore focusing closely on Associate retention, chair utilisation, UDA delivery, private conversion rates, and the extent to which forecast earnings depend on the selling principal. As of July 2026, the Bank of England Bank Rate is at 3.75%. Lower borrowing costs compared with the 2023 peak have improved affordability, while lender competition has sharpened pricing and broadened available structures for first-time buyers, existing principals and group owners. Typical lending remains favourable for strong transactions, with up to 100% freehold funding and around 90% goodwill funding available for suitable cases. Goodwill lending is generally structured over around 15 years, while freehold-backed facilities can extend up to 30 years. Overall, the market remains attractive but selective, with the strongest proposals underpinned by sustainable EBITDA, stable clinical teams, robust cash flow evidence and realistic repayment profiles.

Case Study: With support from Christie Finance, two experienced Associates acquired their first dental practice, securing an established mixed NHS and private business with strong growth potential. The £1.54 million funding structure demonstrates strong demand for quality dental assets and continued confidence in practice ownership across the sector. The acquisition provides a strong platform for long-term growth, supported by stable income streams and expansion opportunities.
