The Old Courthouse Inn in Great Bromley, Essex, is sold after 14 years in the same ownership
The Old Courthouse Inn, a charming 18th Century village inn with
4 Star letting accommodation in the village of Great Bromley, near
Colchester, Essex, has been sold on behalf of proprietors, Terry
and Carole Marshall, who are retiring after 14 successful years at
the business.
The Ipswich office of leading licensed property agents, Christie +
Co, has sold the freehold to well known local operators Vincent
(Vinny) and Sarah Ranzulla and Sarah’s mother, Pam Arran;
while funding for the purchase was secured by Christie Finance, the
independent mortgage brokers.
As its name suggests, the Old Courthouse Inn once served as an
actual courthouse, with gallows situated across the road. The
property dates back to 1722 and became an inn in 1822. Over
the past 14 years, Terry and Carole have restored the inn, doubling
its size to create the accommodation, and established its
reputation for offering some of the best pub accommodation and fine
dining in Essex.
Perfectly situated on the edge of Constable Country, just six miles
from Dedham, the Old Courthouse Inn is within seven miles of
historic Colchester, 10 miles from Harwich and within easy reach of
the seaside resorts of Clacton-on-Sea, Frinton-on-Sea and Walton on
the Naze.
The detached property briefly comprises a bar and lounge to seat
40, a restaurant to seat 50, 10 en suite letting bedrooms with a 4
Star tourist board rating, a courtyard garden and a large car
park. The owners’ four-bedroom house, with separate
parking and private garden, was included in the purchase price.
Bill Colquhoun, director of Christie + Co’s Ipswich office, comments: “We are delighted to have sold the freehold interest in the Old Courthouse Inn upon the retirement of Mr and Mrs Marshall to Mr and Mrs Ranzulla and Mrs Arran. Although this is their first pub purchase, the Ranzullas are well known local business operators, having formerly owned Sam’s Diner, a restaurant and take-away in Colchester, and prior to that a post office in the Colchester area. Vinny, Sarah and Pam intend to create a function room to host wedding receptions, private parties and corporate events, introduce a new menu of home-cooked food and also hold occasional live music events.”
“Our clients, Mr and Mrs Ranzulla, were let down by their existing bankers who presented a finance package which was expensive, contained onerous conditions and did not match their requirements,” adds Nicholas Baker of Christie Finance. “We delivered a bespoke solution enabling this transaction to proceed. With an exceptional reputation in the local area, I am sure the Ranzullas will enhance an already established and profitable business. We wish them all the best for the future.”
The Old Courthouse Inn was sold of an undisclosed figure after Christie + Co sought £875,000 was sought for the freehold interest.
