Christie Finance helps Cambridgeshire publican to add a new income stream

Christie Finance, the independent mortgage broker, has arranged a development facility to enable Alex Clarke, proprietor of the Red Lion in the Cambridgeshire conservation village of Hinxton, to build letting accommodation at his successful food-led freehouse.

The Red Lion, a 16th Century, Grade II Listed property, is the only pub in Hinxton, which lies eight miles south of Cambridge, and just over a mile from the M11.

The business has traded as a food-led operation for 25 years, attracting a significant amount of destination trade from surrounding towns and villages.  It has been listed in the Good Beer Guide since 1986 and the Good Pub Guide since 1992, as well as most recently achieving a listing in the prestigious Alastair Sawday Pubs & Inns 2008 (an exclusive merit-only publication).  The Red Lion is also developing a celebrity following, with Jamie Oliver and family and Richard and July having visited in recent months.

The Red Lion, an attractive, detached, two-storey property, currently comprises a characterful bar and 60-cover restaurant, three-bedroom owner’s accommodation, a fully-equipped trade kitchen, a walled garden and extensive car parking.

Alex Clarke, who has owned the freehold interest since 2003, now aims to generate increased revenue with the construction of an eight-bedroom accommodation block.

Nicholas Baker, mortgage broker for Christie Finance, comments: “We were delighted to provide the necessary development finance to enable Alex to add the accommodation as an additional income stream to improve an already highly regarded and successful business.  The construction of the letting block is now well underway and I am sure that the accommodation will further improve profits and complement the high quality food and beverage provision already in place.”
