A guest house in Caldicot, is to re-open under new ownership, following its recent sale

A Monmouthshire guest house, which has been closed since the beginning of the year in order for the current owners to retire, has been sold through the Bristol Office of leading hotel agents, Christie + Co, with independent mortgage brokers, Christie Finance, arranging the funding for the purchasers.

The Lychgate Guest House is located in an enviable position on the outskirts of Caldicot, in the older part of town and backs onto a picturesque Norman church, with Caldicot Castle just yards away. The guest house comprises a Victorian house, with later additions, and is designed to be a largely self sufficient and fully functioning bed and breakfast business, with five en suite letting bedrooms. There is a separate owner’s cottage, which was built in 1992, and has two double bedrooms, a lounge, kitchen, bathroom, a garage and a rear garden.

Simon Creegan-Davies, from Christie + Co’s Bristol Office, who handled the sale, commented; “As the vendors, Larry and Brenda Welch, retired from the hospitality trade, they stopped taking bookings at the beginning of the year, but advised that the business enjoyed a mix of commercial and leisure trade. The new owners, Gordon and Glynis Casey, have been looking for the right opportunity for over five years and are delighted to be re-launching what has already been a very successful business.”

The Lychgate Guest House was sold for an undisclosed sum from a freehold asking price of £350,000.
