First time buyers from Poole purchase a nine-bedroom guest house in Great Yarmouth

A Great Yarmouth guest house has been sold to first time buyers through the Ipswich Office of leading hotel agents, Christie + Co, with the funding sourced through its associate company, Christie Finance.

Willow Tree Lodge is situated approximately 50 metres from Great Yarmouth beach and is well positioned in one of the town’s conservation areas. Originally constructed in the Victorian era, the property has been extended to create extra letting accommodation and now comprises nine letting bedrooms, a guest lounge and a 20-cover dining room. More recently a conservatory has been added to the front and there is also a three-bedroom owner’s apartment.

Mark Page, from Christie + Co’s Ipswich Office, who handled the sale, commented; “Willow Tree Lodge had been run by husband and wife team, Steve and Tania Watts, since 2004 and predominantly accommodated the tourist and leisure market during the summer months and commercial trade during the winter. The business offers either bed and breakfast or bed, breakfast and evening meal packages.”

The new owners, Barry Webber and Benjamin Santiago, are from Poole in Dorset and this is their first business purchase, although Mr Santiago has previously worked as a hotel manager. They commented; “We are delighted to have the opportunity to take over a business that is completely underutilised and we plan to drive it forward to be very successful.”

Evan Morgan, from Christie Finance, who arranged the funding for the purchasers, commented; “Despite numerous obstacles, we were able to secure competitive finance for the buyers and helped them achieve their ambition of owning a business.”

Willow Tree Lodge was sold for an undisclosed sum for the freehold interest.
