Villager buys Crichie Inn, Stuartfield, Aberdeenshire

The Crichie Inn, which is the only pub in the Aberdeenshire village of Stuartfield, near Peterhead, has been sold to a resident of the village as her first venture into the licensed trade.

The Edinburgh office of leading licensed property agents, Christie + Co, handled the sale of the business while their associate company, leading independent mortgage brokers, Christie Finance, arranged the funding.

Mrs Susan Sykes, who lives in Stuartfield and owns an air-conditioning business, has purchased the freehold interest from Mr and Mrs Alastair Angus, who had owned it since 2005.

The Crichie Inn has a monopoly of trade, being the only pub in the village with the nearest competition is over a mile away. This traditional 18th Century stone pub is located at 12 Burnett Street, in the centre of the village, close to shops and the village square.  It is a hub of the local community, attracting local residents, passing trade and tourists during the season.  It also provides a centre for the local folk festival.

Stuartfield is situated in the north east corner of Scotland, in the heart of rural Aberdeenshire, at the centre of many farming and agricultural-based industries.  The old name, Crichie, is still used by the locals for this attractive, flourishing village which lies in a valley surrounded by the four hills of Jock, Scroghill, West Crichie and Knock. It was originally an estate village founded in 1772 by the local laird who owned the Crichie estate, from which the inn is named.

The property comprises a traditional public bar with open fireplace, an attractive lounge bar which was formerly used as a 40-cover restaurant and a function room, two-letting bedrooms, three-bedroom owner’s accommodation, a large rear garden with canopied seating area and a car park.

Barry McNeil from the Edinburgh office of Christie + Co, who handed the sale, comments: “The north east corner of Scotland is currently a property hotspot, and we received a high level of interest in the sale of the Crichie Inn, with the eventual buyer being a local lady.  We wish Mrs Sykes every success with her new business venture. ”

Adrian Foster from the Edinburgh office of Christie Finance, who arranged the finance, comments: “We were delighted source a competitive mortgage deal for Mrs Sykes who, as a first time pub buyer, also appreciated the advice and guidance we were pleased to provide.”

The Crichie Inn was sold for an undisclosed figure after offers over £230,000 were sought for the freehold interest.
