The oldest hotel in the ‘smallest town in Britain’ changes hands
The freehold interest in the Belle Vue Hotel in Llanwrtyd Wells, Powys, Mid-Wales, has been sold on behalf of the owners, Mr and Mrs Bernard Dodd, to two couples from the West Midlands as their first venture into the licensed trade.
The sale was handled by the Bristol office of leading licensed property agents, Christie + Co, with the purchase financed through their associate company, independent mortgage brokers, Christie Finance.
Built in 1843, the Belle Vue is believed to be the oldest hotel in Llanwrtyd Wells, which grew as a spa town on the Ffynon Droellwyd spring, which still exists. Llanwrtyd Wells claims to be the smallest town in Britain and lies on the River Irfon in the Heart of Wales, surrounded by the Cambrian Mountains and the Mynydd Epynt.
Mr and Mrs Bernard Dodd had owned the Bell Vue Hotel since 1989 and have now retired from the licensed trade. The new owners are Philip and Yvonne Gillon and Neil and Julie Churchill.
The Belle Vue Hotel is a substantial, detached two-storey property with 11 letting bedrooms, six with en suite facilities located in the adjoining hotel wing and five further letting rooms to the first floor with owner's accommodation to the first and second floors. The property comprises open plan trading areas, restaurant with 50 covers, catering kitchen and various ancillary areas. There is car parking to the front and side for 20 vehicles, a trade garden to the front with four bench tables and a private, enclosed lawned garden to the rear.
Evan Morgan, mortgage broker of Christie Finance, comments: "This sale represents the realisation of a long-term ambition of the buyers to own a pub and I am delighted to have assisted them in achieving their goal. Christie + Co and Christie Finance worked very closely together to overcome financial obstacles to enable the two couples to purchase the business."
Matthew Smith, associate director of Christie + Co, who negotiated the sale on behalf of Mr and Mrs Dodd, comments: "We wish the Gillons and Churchills every success with running this business, which is a combination of a village pub with pool teams and live music and a small, comfortable, hotel family-run hotel. The business is a key meeting place for the local community and attracts substantial repeat business from the surrounding area."
The Belle Vue Hotel was sold for an undisclosed figure after Christie + Co sought an asking price of £395,000 for the freehold interest.
