The Claremont public house in West Byfleet is sold on a brand new lease

A brand new lease on The Claremont, a popular community pub in the village of West Byfleet, within the Borough of Woking, Surrey, has been sold to experienced licensed operators from Hampshire.

The sale was handled by the Epsom office of leading licensed property agents, Christie + Co, with the purchase financed through their associate company, independent mortgage broker, Christie Finance.

The Claremont was part of the Spirit Group, the managed division of Punch Taverns. In 2006 Christie + Co was instructed to transfer more than 720 of these former Spirit pubs to the leasehold market. Almost 70% of these pub sales have been successfully completed or are in the hands of solicitors.

Located at 2 Station Road, within the Birchwood conservation area, the Claremont is a traditional public house property comprising a large open plan bar with a seating capacity of 110, games area, eight bedroom owner's accommodation, a beer garden and car park. The business offers traditional bar meals and multi-screen sports.

West Byfleet is located between Byfleet and Woking. The M25 motorway can be accessed at junctions 10 (A3) or 11 (Chertsey) and the town has a mainline railway station for services to London Waterloo.

The Claremont was sold on new Punch Retailer Agreement lease for an undisclosed figure from an asking price of £63,000 and an annual rent of £45,000.
